Omnium Projects was appointed as the principal contractor for the re-modelling and conversion of a disused commercial unit into three self-contained residential flats. This project involved extensive renovations and compliance with current building regulations to transform the space into high-quality living units.
The project began with the complete strip out of the first-floor commercial retail space, which had been unused for several years.
Comprehensive electrical and plumbing designs were developed to support the creation of three new one-bedroom flats. This included the installation of new acoustic floors and partition walls to meet building regulations.
Roof repairs were carried out, and new UPVC windows were installed. High-quality bathroom suites and kitchens were designed and fitted, complemented by soft furnishings and neutral decorations.
With no existing site construction detail drawings available, the project incorporated an element of design and build, allowing for flexibility and on-the-spot problem-solving.
Due to the change of use from commercial to residential, close liaison with local authorities and building control was essential to ensure compliance with statutory regulations.
Special attention was given to site security, scheduled material deliveries, and waste removal, all while coordinating with adjacent tenants in a live business environment.
Regular on-site inspections were conducted in conjunction with the client’s representative to maintain high standards of quality assurance. This included defect identification and rectification across all areas.
A robust and well-defined program was developed to address the complexities of converting a redundant commercial premises into residential units. Regular progress monitoring and proactive measures ensured the timely completion of all flats concurrently.
The project was completed promptly, transforming a neglected commercial space into three modern, self-contained residential flats, meeting all regulatory requirements and client expectations.
